Design and construction can be a complex and protracted yet exciting and highly rewarding process. We guide you through every step of this  journey. Projects are usually broken down into discreet stages tailored to your specific needs . Typical stages include:
 1.   Concept Design – In this stage, we collect detailed site information and assist you in establishing a considered design brief. We use this information to create an inspiring vision for your project that is specifically tailored to realise your aspirations and functional requirements while also being mindful of your budget and regulatory requirements that may impact the design. In this stage, we prepare 3d visualisations and drawings that describe the scope of the proposal. We recommend obtaining independent and qualified cost advice at the completion of the Concept Design stage to ensure that the proposal is in line with your budget.
2.  Obtaining Council approvals if required – This stage involves preparing drawings and documents and liaising with council as necessary to obtain a planning permit for the proposed work.
3.  Design Development – In this stage, we finesse the concept design and develop the interiors in greater detail. We prepare 3d views, interiors drawings, materials samples and fixtures and fittings schedules. These drawings and documents describes both the feel of interior spaces through 3d views as well as functional aspects of the interiors, including joinery layouts and key interior elevations.
4.   Detailed Documentation – This stage includes preparation of drawings as required to obtain a building permit for the proposed work as well as plans, sections, elevations and specifications that describe the proposal in detail to deliver buildings of exceptional quality. We also assist you in engaging other consultants such as engineers and a building surveyor and coordinate their input to create a complete package of drawings and documents that describe the works in detail and are ready to be built.
5.   Tendering/ procurement - In this stage, we help you find a builder that is suitable for your project and obtain a cost to complete the works. There are a range of options to engage a builder, although typically these include either a competitive tender or a negotiated contract price. 
6.   Construction Phase - Depending on the scale of your project, the level of detail, and the type of contract you enter into with the builder, we can tailor our services during the construction period to meet your needs. Our assistance may include administering the contract and attending site to inspect the quality of workmanship and resolve onsite queries. If you prefer to manage this stage yourself, we can also assist on an ‘as needs’ basis.
Architectural Fees
Every project is unique, and we will always tailor the process and our services to suit your needs. Typically, we provide a lump sum quote for Concept Design that will vary according to the scale of the project. Once a construction budget has been agreed following Concept Design, the remaining stages are usually set as a percentage of the agreed construction budget.
